A Great Neighborhood

Timnath
Located on a small bluff just east of the Cache la Poudre River, this small farming community traces its history to 1869, when local homesteaders built the town’s first schoolhouse. Nearly a century and a half later, rural influences still color the canvas of this classic small town, from its historic main street to the surrounding ranches and farms. At its northern end stands Serratoga Falls, a place where a new generation of homesteaders can now stake their claim.

Fort Collins
Fort Collins is the fifth most-populous city in Colorado, yet at its core beats the heart of a small town. Fort Collins is home to Colorado State University, founded in 1870 and still bringing its multicultural and educational vibrancy to the region. Old Town, less than ten minutes from Serratoga Falls, is the historic soul of the city, host to festivals, street fairs, restaurants, shopping, brewpubs, theaters, galleries, the Fort Collins Symphony and more. In 2006, Money Magazine ranked Fort Collins as the #1 place to live in America, citing "great schools, low crime, good jobs in a high-tech economy and a fantastic outdoor life.”

Colorado State University
Colorado Agricultural College opened its doors to five students in 1879. Today the school is known as Colorado State University and is home to eight colleges, 1,400 faculty members and 25,000 students. CSU has a global reputation in areas of study as diverse as veterinary science, infectious diseases and clean energy. The University is the largest employer in Northern Colorado and the source of much of the cultural and artistic diversity that defines the region.

Poudre School District
Poudre School District (PSD) provides the academic foundation for students across the county, operating K-12 schools in Fort Collins, Timnath, Wellington, Laporte and Livermore. As the second largest employer in Fort Collins, PSD touches the lives of students, parents and the entire community. The active involvement of PSD families has resulted in a High or Excellent academic performance ranking for 74% of PSD schools, according to PSD School Accountability Report Ratings, 2007 and 2008.

Medical Center of the Rockies
This major regional health center contributes to Northern Colorado’s reputation as an epicenter of progressive healthcare, especially in the areas of cardiac, orthopedic and neurologic care. Medical Center of the Rockies has been recognized as a national “Best Performer” by Avatar International, Inc., the nation’s leading independent tracker of healthcare service delivery.

Shops at Centerra
Just minutes south of Serratoga Falls, the Promenade Shops at Centerra bring distinctive shopping and dining opportunities close to home. This lifestyle center draws shoppers and travelers from across the region, especially during the holiday season when storefronts, thoroughfares and landscaping are dressed in winter lights. Year-round, Centerra is host to a variety of events and shows that find their way to its manicured grounds.

Budweiser Events Center
The Budweiser Events Center and adjacent Larimer County Fairgrounds (collectively, “The Ranch”) is located on high ground on the northern I-25 corridor, providing commanding views of the Front Range and Poudre Valley. In its first year of operation, The Ranch earned a top-ten ranking from Venues Today for hosting some of the top touring shows in the industry.  Hockey, basketball, football, rodeos, tradeshows, concerts, family events and more are just down the road from Serratoga Falls.
